How To Attract More Visitors To Your New Website So You Can Convert Them Into Paying Tenants Without Wasting Money…

Hi, it’s Jason Ayers and in today’s video we’re looking at new parks or resorts and we’re looking at how to attract tenants to the park or to the resort.

So this is obviously really important if you have a new park and by the end of this video, you’re going to understand what you can do to attract new tenants to your park so that you can increase your revenues.

You’re obviously in business to to break even and then to make a nice profit and we need to do that and the mechanism. By which we do that is we attract new people to the park so what are some of the ways that people can find your park and ultimately become your tenants because, If we’re following the simple formula that traffic which is just the people that are finding you times your conversion rate equals the number of new tenants.

So in this video, we’re not so much focused on conversion rate, we’re focused on traffic.

You could have a great conversion rate, you could convert everyone that you talk to, but if you don’t talk to anyone, you’re obviously not going to end up with tenants.

So what are some of the sources or ways that we can get new tenants to your park? Well the first thing you can do obviously if we talk about offline methods is you can have signage. That may be you know a roadside sign, it may be a big billboard coming into your town. It may be flyers that you put up in local laundromats or even at RV dealerships for example. So that’s one method.

Another method is paid advertising. Just call it paid ads. And paid advertising is frankly one of my favorite forms of attracting tenants because it gives you a lot of control. Assuming there is demand for your market, you can scale this up or down if you know what you’re doing and generate more people coming to for example your website.

The third way we can do it is through something called organic traffic. Now organic traffic would include things like YouTube videos, referrals, and something called content marketing. Content marketing is essentially where you’re writing blog posts or articles on your website that are getting indexed by Google, and then when people are going and searching, they’re ending up on your website.

So these are different ways that we can attract people to your site so that we can really maximize this traffic number as much as possible.

Now, one of the questions I get from RV Resort and RV Park owners is, “Should I do paid advertising? Let’s run some ads.”

And often after reviewing their website, what I find is they don’t have the conversion mechanisms in place to get a very good ROI on the money that they end up spending on advertising.

They’re essentially funneling leads to a salesperson, which is what your website essentially should be, and that salesperson is not really set up to sell very well. So they end up throwing a lot of money at advertising and not converting many people.

So one of the things you definitely need to look at is, is your website really prepared to sell people on renting from you? And if it’s not, that needs to be addressed first before you start paying for advertising.

Another thing that I want to mention here with paid advertising recently was speaking to a very large resort. They have over 500 spaces. And when I started looking at their advertising, I discovered something. And what I discovered is they were not tracking their advertising.

So if you’re running ads, let’s say you have ad one, ad two, and ad three, you really need to know which of these ads is working and which of them is failing. If one of them is failing, you definitely don’t want to continue to pour more money into it. And if one of them is successful, you may want to pour more money into that one because it’s yielding you a positive return on investment.

So something that you need to be aware of and put in place is tracking at the ad level. You need to be able to track what works and what doesn’t work. And there are ways to do that through the various online advertising platforms and through the way that you set up your website.

So this is really what you’re looking at if you want to increase the number of tenants in your park. You need to focus on conversion rate and you need to focus on traffic because those are the two things that really influence whether or not you’re going to get new tenants.
