How to Choose a Website Designer So You Can Convert More of Your Website Visitors Into Paying Tenants…
Hi, it’s Jason Ayers and in today’s video we’re going to talk about how to choose a website designer for your park or resort. And we’re talking about mobile home parks, RV parks, and RV resorts.
So why is it important who you pick to design your website? To answer that question, we really need to ask another question which is, “What is the purpose of your website? Is it to look good or to make your park look good? I would say no.
The objective of your website is to convert visitors or traffic, traffic is just a word we use for people that are coming to your website, into tenants. So we want to convert some percentage into tenants because those tenants represent revenue.
So your website is really a tool. It is a 24 hour, seven day a week salesperson. So we think about your website in terms of what the real function of it is, which is to generate revenue for your park, then that kind of changes the discussion and changes what we’re looking for in terms of the design and the content of your website.
So to give you a little background on me and why I’m qualified to talk about all of this, my name is Jason Ayers. I have a company called Send More Leads. And what we do is we work with RV parks, RV resorts, and mobile home parks to help them maximize their revenue by increasing their occupancy rates by using good marketing.
So we help them build this system so that they end up maximizing their revenues. The way I learned how to do this is I grew up in the mobile home and RV park business. I’ve done virtually every job in the business. So I know both sides.
I know the tenant’s perspective. I know ownership’s perspective and I know management perspective. And I, having done all of those jobs, I chose to focus on marketing because that’s where my real talents and skills were.
How to make this whole thing work and how to make it work on autopilot, you know, 24 hours a day, seven days a week. At one point we had five parks in an apartment complex. And now what we find is that about 95 percent of our tenants come from the Internet.
So that tells you how important your website really is to the whole process. It’s not just to look pretty. It’s not just to be a brochure. We want it to work for you. We want it to be a tireless salesperson that just goes out there and is constantly converting visitors into tenants.
So there’s obviously a couple of components here that we’re looking at and what we’re focusing on this video, we’re not focusing on how to get people to your website.
Our focus is on this part of the process right here, the website and converting as many people as possible into tenants.
So what should you look for when someone’s designing your website?
Well obviously since the goal is not to make it look pretty, the goal is to get a response to get people to become tenants, then we want the design to be a response-driven design.
Now this is not to be confused with something called a responsive design, which is also something you want.
So responsive design just means that your website will look good on a computer or on a phone or on a tablet. And that’s responsive design.
Now what we’re talking about is response driven design to where the whole thing is built with the goal and the focus of turning these visitors into revenue in your pocket by getting them to become tenants in your park.
Now, so design is a very important component of this. The next very important component obviously is the content on your site. If you want your website to sell, then the content that’s on that site needs to sell. It needs to be very persuasive. And that’s where we use something called copywriting, which is the art, the science, and the psychology of salesmanship in print.
It’s how we use the written word to persuade people to become tenants. The third thing that you really need for all of this to work is you need somebody who has empathy for the market.
And all that is, is the person has the ability to put themselves in the shoes of your perspective tenants, your ideal tenants that you want to attract and bring into your park. And the reason that’s important is you can’t really shape your content and talk to them in a way that’s going to get them to convert if you don’t know them.
So that is one of the reasons why some people hire me to do their design and their website design for their parks because I grew up in the business.
I have kind of a competitive advantage there obviously because I can empathize with the tenants, with the manager, and with the owner because I have had so much interaction with all of those different areas.
So when you’re looking for a website design, I hope going forward you won’t just look for something that looks pretty like a brochure or something that’s flashy.
Keep in mind that this is the objective of your website. You really want it to be a tool and you want to get it to perform for you.
